Conveyancing is the legal process of transferring the title or ownership of a land, property or a real estate from on person to another. It is a legal process carried out in the presence of a solicitor, lawyer or a Notary Republic. Conveyancing is an expensive process, however with the rising competition in the market you can easily avail the services of cheap conveyancing.

It is a lengthy process and can be complex at times. Thus, many times, both the parties involved in the process, one that is transferring the title and the other to whom it is being transferred, prefer to appoint their own personal conveyancing solicitors to represent each party.

Conveyancers or conveyancing lawyers are qualified lawyers or licensed solicitors who facilitate the process of conveyancing. Conveyancers are specifically skilled and experienced in the branch of real estate and can easily handle and process smoothly the most difficult of cases. However, most of the conveyancing agencies, these days do not hire such skilled and expert conveyancers but hire regular solicitors to take care of the legal conveyancing process. Thus, a person needs to be careful while selecting and hiring a cheap conveyancing agency.

The Process of Conveyancing:

The process of conveyancing is used for the transfer of titles or ownerships of properties but also for the transfer of legal procedures like loans, mortgages, liens, etc. The property concerned in the process can be leasehold or freehold.

The procedure is a lengthy one that can stretch from 4 weeks to 12weeks and even more. If a case involves a chain of properties, then the process can take much more than 12 weeks, as there are many parties involved. Many people think of carrying out this legal process on their own by directly contacting the Judge and removing the need of a solicitor or conveyancer from between the process. However, as this is a complex and lengthy process and involves lot of money, it is better to hire a cheap conveyancer, if you are not ready to spend much money. Hiring a solicitor will not only reduce the risk and task of paperwork but will also reduce the amount and time spent on the process.

The process has three stages:

Pre-Transferring Stage: It starts when a potent5il buyer makes the offer and the landowner accepts the offer. Both the parties then hire their own respective conveyancers and exchange the details of their solicitors.

During Transferring Stage: This is when the legal process of transferring takes place. If there are mortgages and loans involved the process can become a little more complex and lengthy.

Post-Transferring Stage: this requires you to sign on the legal papers confirming the transfer of titles and ownerships. This is the stage where you also need to make all the payments involved in the process and pay your solicitor, conveyancer or the hired agency.
